What to Expect | when using Terbrock Remodeling and Construction
 

• Step one is all in your hands, so call or email TRC to schedule a meeting with Tom Terbrock.

• You will then meet with Tom and Laura to survey the construction site, listen to your ideas, and answer your questions.

• Tom will discuss costs of various options and ideas... so we are all on the same page.

• If you are unsure of what you are wanting, just ask Tom or Laura and they will be more than happy to provide options to help guide you in the right direction. It is a great idea to find ideas from design and architectural magazines. Save these pictures because this will give TRC a better visual understanding of what you are looking for. Also, this will help us establish a budget for your dream project. Now you are on your way!

 

 

• Tom will have a second meeting with you approximately 2 weeks later. There he will present a detailed sketch and a proposal based on your initial meeting.

• The proposal which he has submitted to you will include the steps of your construction process. It will also include a payment schedule, at start date, projected completion date, and warranty information.

• After you've had time to review the proposal you may decide on some changes, At that point Tom will revise your original proposal. It still may be too early to pinpoint certain budget items due to the fact you have not selected electrical and plumbing fixtures or any other specifics.

• For such items the contract will include "allowances." To give you a better understanding you may have a $5000 allowance for cabinets. The allowance will help determine a bottom line price. If you are going to exceed or come under your allowance, it will be reflected in your final invoice.

• Once you are completely satisfied with the proposal, a contract will be signed. At this time you will make the down payment for your proposal outlines.


 

• If your project requires an architect, this is the time to select the right one for you. Architects can add insight to your design by suggesting innovative details and materials. TRC will recommend an architect for you, but you are able to choose one of your own if you would prefer. The architect selected by you will produce the drawings needed to start your project.

•You will then review the drawings and if you are satisfied Tom and the architect will determine a final budget based on the specifics you selected

• After completion Tom will present to you a FIRM BID for your project. After acceptance, construction will begin.

 


 

• TRC will obtain building permits and order materials for your project. The can take 2-8 weeks depending on municipality and complexity of your project.

• Payments: You may refer to the draw payment schedule located in your proposal to see when and how much money is due during your project. TRC will provide an invoice for each payment.

• Changes: During your project you may change your mind on something. An example would be hardwood to tile. If this occurs it will be documented in writing and both parties will sign a contract. The final invoice will reflect any price changes.

• Walk Through: When the construction is completed, TRC will ask you to make a list of all items you are not satisfied with. TRC will then return and fix these items on your list to ensure your satisfaction... it is our #1priority. When the job is complete, TRC will present the final invoice to you.

• Lien Waivers/Warranties" Once the final payment has been made TRC will issue a lien waiver for all work performed. Also you will receive a 2 year warranty on craftsmanship.

• Satisfaction: Since customer satisfaction is our #1 priority, you will receive a comment card as well as a phone call to ensure you received and will continue to receive the service Tom Terbrock expects you to.
